Why use the WWW when you have a perfectly good CPU sitting there on your
desk? Here are some free or almost free packages to analyze mortgages on
your own computer.
Macintosh
My (biased) platform of choice. A good place to start is at:
MacShareware.com's Finance Section. They keep their list more updated than
I do!
Here are some selections I have collected here:
Mortgage Maker 2.0 for the Mac
- Nick Parlante's 2.0 release. It estimates all the continuing and one-time costs, and can
backsolve for things like required income or property value. It's freeware for
personal use. Mortgage or real-estate professionals can register their copy
which unlocks fields at the top where you can type client names. For such
professionals, the program is very well suited to producing and printing
estimates for clients.
mortgage-solver-204.hqx
- Mortgage Solver is a Worksheet to be use with Excel 5.0 or later. Mortgage Solver is one of the most comprehensive Mortgage Loan and Personal Loan calculation tool available for the PC and the Macintosh Computer. Mortgage Solver will allow you to create many amortization table on the same worksheet, which you can use to change your basic payments and interest Rate at any time.
mortgage-saver-excel.hqx
- Attached please find a SYLK spreadsheet that calculates mortgage loan savings based on fixed extra principal payments or double principal payments. The savings can be very significant. It is shareware and requires a spreadsheet program that reads SYLK format.
mortgage-107-excel.hqx

Macintosh Computer. Mortgage Solver will allow you to create an

amort-view-10.hqx
- AmortView was developed to assist consumers in making informed
decisions when either choosing a lender or analyzing and modifying
an existing mortgage. Not only will this program calculate all
available mortgage options available in the Canadian market, it will
also allow for balloon payments, annual payment increases and
benchmark comparisons.
money-saver-demo.hqx
- The attached CompactPro archive contains a demo version of the Money
Saver software by The Banker's Secret - a package designed to help
you understand debt management and dramatically reduce the cost of
your mortgage and other loans. This demo version will show you the
beginnings of how to save thousands, by using your "pocket change" to
pay off your debts.
mortgage-maker-101.hqx
- From "Nick J. Parlante " Wed Mar 9 19:35:51
1994 Here's a resub of mortgage-maker. This is also a slightly newer
version (1.0.1). I was pretty mystified when sumex seemed all
unavailable so soon after my submission. ...
mortgage-managerr-21.hqx
- I've enclosed a crippleware version of Mortgage Manager, a mortgage
tracking program that tracks payments to a mortgage company. It can
compute payments for terms of 25, 20,15, or 10 years. Mortgage
Manager supports 68K and PPC Macintoshes. Mortgage Manager may be
distributed on CD-ROM.
pfinvestmentmanager2.60.sit.hqx
- Recognizes stocks,bonds,mortgages,mutual funds,CDs, more.

export-enabled.
loan-amort-table.hqx
- This is the loan amortization table developed in ClarisWorks from the
March 1993 MacWorld.
LOANCALC
- LOANCALC will compute loan payment, declining balance, and equity
schedules
(running and cumulative) for fixed rate loans with or without prepayment
schedules. The terms of the loan (Principle, Percentage, Term, and
number of
Payments per Year) and an optional schedule of discrete or contiguous
prepayments are entered. LOANCALC will then compute and display five
reports, which may be printed or exported as ASCII text files, as
follows:
Annual Schedule: Principle, Interest and Balance
Declining Balance: Balance remaining for each payment period
Periodic Equity: Equity contributed in each payment period
Cumulative Equity: Accumulated equity at each payment period
Summary: Terms, Payoffs (Annual, Periodic, Total)
and life (with prepayments).
Use one of these programs to help get back some of the money Bill Gates
stole from you with his latest operating system. For a really big list see the
Finance Sections at www.download.com. I also have a short
list here.
(The following are sorted by date submitted to archives.)
mw41-32.zip
- 980202 US, Canadian & other mortgages, lumpsum payments (950KB)
gtmort20.zip
- 980122 Mortgage and Finance Pro (400KB)
The classic PC operating system still has software a plenty:
Home Loan Diary - This mortgage program is
unique in that it allows the homeowner to make odd amounts of principal
payment and see what affect it has on the mortgage. Each month's (or
bi-week's) additional principal is then saved in the amortization table so
that it becomes a mortage diary/log, and hence the program's name is
appropriately titled "Home Loan Diary".
bnknt421.zip
- 960922 Bankonit v4.21: Prepay mortgage and save $$$$
Well, it's a little more scarce here, but I found a couple things:

including conversions, "NVRAM", checkbook balancer, base translation,
trig functions, amortization, compound interest, user-definable
conversions, bit functions, stack, physical constants, macros,
percentages. Actually an interface to "bc".
